1. Acceptance of terms

By accessing or registering with the Newsia CO., LTD. website (the "Website"), you confirm that you have read and accepted these Terms of Use. If you do not accept them, please stop using the Website.

2. Definitions

"Company" means Newsia CO., LTD., the Website operator. "User" means anyone who accesses the Website, whether registered or not. "Agent" means a User who applies and is approved as an agent on the platform. "Listing" means real-estate information posted on the Website.

3. Use of the Website

You agree to use the Website only for lawful purposes; not to post false, defamatory, or unlawful information; not to disrupt the Website; not to attempt unauthorized access; and to respect the rights of other Users.

4. Registration and accounts

Registered Users must provide accurate and truthful information. You are responsible for keeping your password confidential and for activity under your account. Please notify the Company immediately if you discover unauthorized use.

5. Real-estate listings

Agents and authorized Users may post listings provided that the information is accurate, prices are not misleading, and images represent the actual property. The Company may review, edit, or remove unsuitable listings without advance notice. Approval or rejection is at the Company's discretion.

6. Transaction responsibility

The Website is a platform connecting buyers, sellers, and agents. The Company is not a party or intermediary to a transaction and is not responsible for losses arising from a sale, transfer of ownership, or disputes between contracting parties. Users should verify information and exercise judgment before transacting.

7. Valuation services

Valuation services are provided directly by the Company. Ordering a service forms an agreement between the purchaser and the Company. The price and scope are those stated in the selected package. A valuation is a professional opinion and does not guarantee future market value.

8. Intellectual property

The Website's content, logo, design, and systems are the Company's intellectual property. You may not copy, modify, or use them commercially without permission. Listings and images posted by Users remain the property of their owners, but posting grants the Company permission to display them on the Website.

9. Limitation of liability

The Company provides the Website "as is" without warranties of accuracy, availability, or fitness for a particular purpose. The Company is not liable for indirect losses arising from use of, or inability to use, the Website.

10. Suspension and termination

The Company may immediately suspend or terminate an account that breaches these Terms without advance notice.

11. Governing law

These Terms are governed by the laws of Thailand. Any dispute will be considered by a court with jurisdiction in Bangkok.

12. Changes to these Terms

The Company may update these Terms from time to time. Changes take effect when published on the Website. Continued use of the Website means that you accept the updated Terms.
